Flower Mound mixed-use project breaks ground

FLOWER MOUND, Texas—Construction is now under way on Silveron Park, a restaurant-focused specialty retail project that is part of a mixed-use development slated for the southeast corner of Lakeside Village Boulevard and International Parkway. The project’s first phase of retail consists of 17,400 square feet of shop space with drive-through pads available. At full buildout, Silveron Park will have 40,000 square feet of retail, along with 525,000 square feet of office space and 200 luxury apartments.

Weitzman is managing the development of Silveron Park’s retail. Weitzman’s Ben Terry, Lynn Van Amburgh and Avery Frisbie handle leasing for the center. The general contractor is Spring Valley Construction Company.

Silveron Park, with completion on the first phase set for this fall, has 50 acres of thoughtfully planned space combining parks, trails and gathering areas into a connected community.

The landscaped trails through the development will provide tenants opportunities for patio dining and offer customers a sense of place and a connection to nature. The retails space has gables at the endcaps that reach 39 feet with natural skylights, creating a prominent building presence and excellent visibility.

 Silveron Park’s location along International Parkway benefits from visibility and accessibility within the affluent Flower Mound community.

Within a tight two-mile radius of the location, the population totals 19,919 residents in 7,865 households with an affluent average household income of $175,008. Within a three-mile radius, the population totals 53,153 residents in 21,342 households with an average household income of $168,948.

FM 2499 carries over 40,000 vehicles per day, which includes approximately 65-70% of the town’s commuter traffic.

Within a two-mile location of the intersection, the daytime population totals 21,629, and the daytime population within the three-mile radius totals 55,323.
