CENCOR BREAKS GROUND ON DOMINION RIDGE

SAN ANTONIO—Cencor Realty Services has broken ground on the first phase of Dominion Ridge, an upscale mixed-use project located at the northwest corner of I-10 and Dominion Drive. Michael Schoenbrun, San Antonio city partner for Cencor, is directing the development.

Dominion Ridge is designed to incorporate two stories featuring approximately 50,000 square feet of retail, office and medical space, with the majority of the space dedicated to first-level retail and restaurant space.

The project’s first phase, set to be completed by late 2011, will feature a 12,900-square-foot freestanding CVS Pharmacy store and a 4,264-square-foot freestanding Chase Bank branch

The Weitzman Group’s David Nicolson and Marcus Shaffer, who are currently pre-leasing the project’s street-level retail, handle leasing at Dominion Ridge. The retail space is designed for small-shop space, as well as three to four best-in-class restaurants. Dominion Ridge’s retailers and restaurants will benefit from a prime location in an underserved, affluent community that features double-digit growth and average household incomes of nearly $150,000 within a one-mile radius.

Dominion Ridge’s design incorporates heavy landscaping and mature trees, benefiting its natural setting.

Dominion Ridge also benefits from the newly completed overpass at the intersection of IH-10 and Dominion Drive, which allows easy access to and from the east side of the freeway. Additionally, Cencor is extending Stonewall Parkway to Dominion Drive and through the property, creating two hard corners of the west side of IH-10 and Dominion Drive. The bank and the pharmacy will occupy each of these corners. When completed, the road extension – which improves access for the surrounding neighborhood - will be donated back to the city.

“Dominion Ridge is one of the only new developments to start now in San Antonio, and that fact shows the value of this location as a retail destination,” Schoenbrun said.
