CENCOR, WEITZMAN TO MANAGE, LEASE GOLDEN TRIANGLE MALL

DENTON—Effective September 1, 2010, Cencor Realty Services, one of the 25 largest retail property management firms in the United States, has been hired to oversee management at the regional Golden Triangle Mall and to enact plans for the mall’s future going forward.

Cencor’s sister company, The Weitzman Group, has been selected to handle leasing at the regional mall.

“Cencor will work with the existing on-site mall management and marketing to revitalize and enhance several key areas, including the physical appearance, increased marketing and improved tenant mix,” said Jim Greenfield, Cencor’s senior vice president in charge of property management in Dallas/Fort Worth. “The Weitzman Group, which operates with decades of experience in the Texas and Denton retail market, will work to strengthen the mall’s mix of in-line tenants.”


Golden Triangle Mall, Denton’s only mall, features a line-up that includes Macy’s, Dillard’s, JCPenney, Sears, Barnes & Noble, DSW Shoe Warehouse and numerous in-line retailers, including popular mall retailers Hollister, American Eagle, Aeropostale, Bath & Body Works, The Limited, Victoria’s Secret, Christopher & Banks and others.  Food service includes El Chico, Auntie Ann’s, Taco Express, Starbucks and others.  The mall also features the five-screen Landmark Theaters’ Silver Cinemas discount movie theater.

“Golden Triangle Mall occupies what is, without a doubt, the most visible, accessible and strongest retail location in the entire Denton trade area,” said Herbert D. The 765,000-square-foot center is located at I-35E South and Loop 288. The I-35/Loop 288 ranks as Denton’s No. 1 retail destination, offering a strong array of national and regional retail traffic draws, including SuperTarget, Walmart, Home Depot, Best Buy, Kroger Signature, Conn’s, Staples, Old Navy, Sports Authority, Pier 1, World Market and many others. Most of these concepts operate their only Denton stores along Loop 288.

The trade area’s traffic has increased recently with the completion of major widening and improvements to Loop 288, and the future redevelopment of I-35E will further strengthen the location.

Golden Triangle Mall opened in 1980 and underwent a multi-million-dollar renovation of its interior in 2000. In 2003, a former Montgomery Ward anchor space at the mall was redeveloped for a 112,000-square-foot Macy’s store, and Barnes & Noble opened at the mall around the same time.

Weitzman personally has extensive experience with the mall and its surrounding areas. He directed the development of several successful retail properties peripheral to Golden Triangle, including Denton Town Center, San Jacinto Plaza and Shops at Colorado. Weitzman/Cencor remain extremely active in the market, successfully leasing and managing a number of retail centers. Weitzman has negotiated several high-profile deals in the trade area for retailers and restaurants ranging from department stores to freestanding restaurants.
