CENCOR PARTNERSHIP TO RE-DEVELOP 4200 LAMAR INTO A HIGH-PROFILE MIXED-USE PROJECT WITH RETAIL, OFFICE

AUSTIN—4200 Lamar Partners, Ltd., a limited partnership assembled by the Austin office of Cencor Realty Services, has purchased 4200 Lamar, a two-story brick-and-glass office building located at the northwest corner of North Lamar Boulevard and West 42nd Street, centrally located between The Triangle and Central Market.

Cencor is now under way with an exterior remodel, re-designed by the highly regarded local architecture firm, Michael Hsu Design Office, transitioning this 30-year-old office building into a vibrant mixed-use project. The building is approximately 31,016 square feet on approximately 1.2 acres. The renovation and remodeling project should be complete by the end of 2009. Tenants will be opening for business in spring 2010.


Scott Freid, city partner of The Weitzman Group and Cencor Realty Services, is spearheading the project for the partnership. Lance Morris, president of the Austin Commercial Retail Division of The Weitzman Group, represented 4200 Lamar Partners in the acquisition of the building, and Tom Martine with Martine Properties represented the seller.

The Weitzman Group, as retail leasing agent for 4200 Lamar, already has delivered a stellar line-up of tenants. The most high profile of the concepts is Uchiko, the second location of the landmark Austin sushi restaurant, Uchi, operated by Tyson Cole. Among his numerous accolades, Cole won Food & Wine Magazine’s “Best New Chef” award in 2005 and has appeared on television’s  “Iron Chef America” on the Food Network. Mike Joyce of Harrison Pearson Real Estate represented Uchi.

Another popular Austin-based concept, Roberto Espinosa’s Tacodeli, also will open at 4200 Lamar. Tacodeli, winner the several awards from the Austin Chronicle and the Austin American-Statesman, also was named Austin’s No. 1 bang for the buck by Zagat and one of 63 must-eat tacos by Texas Monthly. 

Another addition to the tenant mix at 4200 Lamar is Floyd’s 99 Barber Shop, billed as a hip place to get your hair cut for a reasonable price; this will be their third Austin-area location, with existing stores in the Shops at Arbor Walk and Sunset Valley.
