WEITZMAN LEASING OFFICE, RETAIL AT ONE MAIN PLACE

DALLAS—The Weitzman Group has been named exclusive office and retail leasing agents for One Main Place, a landmark skyscraper in downtown Dallas. The tower, a project of the RAK Group, incorporates approximately 1 million square feet of office space, approximately 60,000 square feet of retail space and approximately 540 parking spaces underneath the building. Located at 1201 Main Street in the heart of downtown, One Main Place is linked to the city’s pedestrian tunnel system and has direct access to a Dallas Area Rapid Transit (DART) light-rail station.

Weitzman Office Services will handle the office leasing under the direction of Bill Knopick, senior vice president, and Jonathan Diamond, associate. Sean Alkek with Weitzman’s Commercial Retail Division will handle retail leasing.

One Main Place, completed in 1968 and renovated in 2002 and 2003, is a 32-story tower designed by Skidmore, Owens & Merrill, which also designed Chicago’s Sears Tower and John Hancock Center, the Burj Dubai in Dubai and the Freedom Tower, planned for the site of the World Trade Center in New York City.

One Main Place’s office space benefits from its central downtown location at a time when the office market in the Central Business  District is seeing notable activity, most notably corporate relocations for companies including AT&T and Comerica.

One Main Place also offers an amenity that few other towers of its size can, a sizable retail footprint.  Alkek said, “We plan to enhance the mix of restaurants, retail and services to serve the downtown market. One Main Place’s retail space also benefits from the contiguous retail space at Bank of America Plaza and Renaissance Tower, which creates one of downtown’s largest concentrations of retail space.” Current retail tenants at One Main Place include Colter’s Barbeque, GNC, Jan’s of Dallas salon, Mrs. Field’s Cookies, Treebird’s Cajun restaurant and more.

One Main Place offers a wide range of other amenities, including covered access to the DART light-rail line, access to the downtown pedestrian tunnel system, on-site, 24-hour security and on-site management and ownership. The building also offers automated underground parking and a location within walking distance to the Stone Street Gardens and Main Street Gardens, Pegasus Plaza and new retail, residential and hotel space in the revitalized Main Street district.

Weitzman’s Corporate Services Division has long specialized in office properties, but its focus has been on office tenant representation. The Weitzman Group established Weitzman Office Services Division to specialize in office project leasing.

Knopick, a veteran office leasing pro, heads the Office Services group. Knopick brings to Weitzman more than 30 years of commercial real estate experience and has leased such high-profile buildings as the Galleria Office Towers in Far North Dallas
