WEITZMAN, CENCOR TO LEASE, MANAGE SOUTHWEST PLAZA
ARLINGTON—The Commercial Retail Division of The Weitzman Group has been named
exclusive leasing agent for Southwest Plaza, a 142,000-square-foot community
retail center located at Little Road and I-20 in the strong South Arlington
retail corridor. Weitzman’s sister company, property management firm Cencor
Realty Services, has been selected to manage the center.
Weitzman’s Christopher Walker and Trey Kostohryz are responsible for leasing.
Cencor’s Beth Connett will manage the center.
Southwest Plaza is shadow-anchored by Albertsons and includes Office Depot,
Foster’s ACE Hardware and Gold’s Gym as secondary anchors. The center offers
a strong line-up of neighborhood- oriented and health-and-fitness-oriented
retailers and services including Apple Orthodontix, Sally Beauty Supply, Tiger
Shark Scuba, Pearle Vision, Gene Allen’s Hallmark, Radio Shack and Cato
Fashion. The center also features a good selection of restaurants, which drive
traffic several times a day. Restaurants include Chapp’s Hamburgers and
CiCi’s Pizza.
Southwest Plaza was built in 1984 and retains its position as one of the
strongest community centers in the trade area, due in part to its
high-visibility location.
The trade area for Southwest Plaza reports density, good incomes and a high
level of daytime population activity.
Within a three-mile radius of the center, the population totals 78,569 in 28,259
households. Within four years, those totals are expected to increase to 84,189
and 30,521, respectively. Between 1990 and 2000, the population within the
radius grew more than 18.5 percent.
Within a five-mile radius of the center, the population totals 200,295 in 71,582
households. Within four years, those totals are expected to increase to 214,592
and 76,919, respectively. Between 1990 and 2000, the population within the
radius grew more than 16.1 percent.
The trade area reports strong incomes. Within a one-mile radius, the average
household income is $85,235. Within a three-mile radius, the average household
income is $88,103, and within a five-mile radius, the average household income
is $71,446.
Southwest Plaza further
benefits from its location in the heart of an active business and commercial
district that features strong daytime populations. This translates into daytime
traffic for restaurants and retailers. Whin a three-mile radius, there are 2,266
businesses with 25,591 employees. And within a five-mile radius, there are 7,786
businesses with 82,932 employees.

Southwest Plaza is one of several recent major leasing and management
assignments for The Weitzman Group and Cencor Realty Services.
As a result, Weitzman now leases more than 20.2 million square feet of
retail space in Dallas/Fort Worth and more than 40.0 million square feet
statewide. Weitzman now leases one of the largest non-mall portfolios in the
United States.
