EATZI'S TO SERVE AS LEAD RETAILER FOR  WEST PLANO VILLAGE

PLANO—eatZi’s Market & Bakery, a bakery/deli/gourmet restaurant-to-go styled on the order of a European market for today’s busy consumer, will be the lead retailer for West Plano Village, a major mixed-use project planned at the northeast corner of Parker Road and the Dallas North Tollway.

Cencor Realty Services will develop the project, which will feature a mix of retail, residential and office space in an upscale setting. David Palmer, executive vice president of Cencor’s Dallas Development Group, in a venture with the Haggard family, will direct the development of the project. The project will be built on 15 acres at the intersection.

“Eatzi’s offers one of the most exciting food concepts in Dallas, and it is the ideal anchor for West Plano Village,” said David Palmer.

eatZi’s will open a 12,000-square-foot location at West Plano Village in 2009. The original eatZi’s, located on Oak Lawn Avenue, was conceived in 1996 by Phil Romano, who was personally involved with the selection for this second site for the Dallas/Fort Worth area.

West Plano Village, upon completion, will feature 175,000 square feet of restaurant and retail space designed to complement the existing Cinemark Tinseltown, a 20-screen flagship theater on the site that ranks as one of the most successful theaters in the Metroplex.

In addition, Cinemark’s five-story, 125,000-square-foot headquarters building is located at the same intersection.

West Plano Village’s restaurant, retail and entertainment space will be designed to enhance the entertainment district created by the flagship Cinemark. Upon completion, West Plano Village is designed to offer a mix of retail, entertainment and office space in six multi-tenant building and three freestanding buildings.

In addition, on the buildings’ upper floors, West Plano Village could have up to 250 units of residences. “We are in talks with potential partners to develop a mix of for-sale and for-lease residential space,” Palmer said.

West Plano Village will be the third project developed by Cencor and leased by Weitzman at the intersection. “We did the first project at the intersection at the southeast corner with Tom Thumb,” said Herb Weitzman, chairman and CEO of Weitzman/Cencor. “This is now the third project at the corner we have been involved with. The second project, anchored by Kroger Signature and Academy, is Windhaven Plaza at the northwest corner.

 
“The Tollway is a magical location for this type of mixed-use project,” Palmer said. “Cencor worked with the City of Plano last year to rezone the property to allow for mixed-use development. It previously had been zoned for corporate office, but the City of Plano recognized the incredible value of another project on the lines of Legacy Town Center / The Shops at Legacy.”

Cencor plans to break ground in late 2007 on West Plano Village, with completion set for 2009. Leasing is handled by Cencor’s sister company, The Weitzman Group; Michelle Caplan and Earl Harris will direct leasing.
