WEITZMAN NAMED LEASING AGENT FOR MAJOR REDEVELOPMENT PROJECT ANCHORED BY WAL-MART SUPERCENTER

Provident Realty Advisors Inc. and E.J. Plesko and Associates has announced Centerville Marketplace West, a major power retail redevelopment project slated for the northwest quadrant of Centerville Road and I-635 (LBJ Freeway). Provident’s Kim Wise will direct development of the project, which will incorporate more than 372,000 square feet for three junior box retailers and 10 pad site users. Centerville Marketplace West will be anchored by a 203,800-square-foot Wal-Mart Supercenter.

The Commercial Retail Division of The Weitzman Group has been named exclusive leasing agent for Centerville Marketplace; Brian Glaser and Earl Harris with Weitzman will handle leasing.

Centerville Marketplace, in addition to Wal-Mart Supercenter, will offer three junior anchor spaces of approximately 34,000 square feet each. The project will not only benefit from the draw of its anchors, but its location in a retail district with a line-up that includes Target, Ross Dress for Less, Office Depot, Tom Thumb and many others.

Centerville Marketplace is located in an area of high population density and strong traffic. Within a one-mile radius of the project, there are 21,440 people in 8,037 households; within a three-mile radius, there are 137,750 people in 50,522 households; and within a five-mile radius, there are 308,085 people in 111,539 households. The average household income within the one-mile radius is $48,325; within the three-mile radius, it is $54,704; and within the five-mile radius, it is $61,072.

On LBJ Freeway at Centerville Road, traffic counts report 167,005 vehicles per day. On Centerville Road at LBJ, there are 34,453 vehicles per day.

Good Fulton & Farrell Architects is the architect for the project, which is set to open August 1, 2007.
