WEITZMAN ANNOUNCES RETAILER LINE-UP FOR SHOPS OF SOUTHLAKE

SOUTHLAKE—Shops of Southlake, one of the most high-profile retail projects now under way in Dallas/Fort Worth, will offer a strong tenant mix of location and national lifestyle retailers and services to complement the center’s upscale anchor, Central Market, and its key location immediately across from Southlake Town Square.

Shops of Southlake is a project of Cencor Realty Services located at the corner of Southlake Boulevard (FM 1709) and South Carroll Avenue. David Palmer, executive vice president and head of Dallas Development for Cencor, directs development of Shops of Southlake. Michelle Caplan and Earl Harris, with Cencor’s brokerage affiliate, The Weitzman Group, are responsible for leasing at the center.

The center will feature a total of 230,000 square feet of retail space upon completion, with the first phase opening in fall 2006.

Shops of Southlake’s anchor, Central Market, is widely recognized as the most upscale and high-profile grocer in Texas. Shops of Southlake, thanks to its anchor and its location, promises to be a hit. “Southlake has grown from a small town to one of the most prosperous communities in North Texas,” said Herbert D. Weitzman, chairman and CEO of The Weitzman Group. “The quality growth is matched by the quality of retail in the community, to the extent that Southlake is becoming the key specialty and fashion retailing district for Northeast Tarrant County.”

Retailers being announced for Shops of Southlake include:

Blair Delmonico, a fashion house and lifestyle brand that offers ready to wear, jewelry, sunglasses, handbags and accessories. Blair Delmonico, which operates its flagship boutique at the Time Warner Center in New York City, also has locations in Chicago and London as well as Dallas. Blair Delmonico is also featured in such upscale retailers as Harrods, Harvey Nichols, Marshall Fields and Saks Fifth Avenue;

Shops of Southlake will enjoy a regional draw, thanks to the power of Central Market, its strong mix of lifestyle and specialty retailers, and the center’s location directly across from Southlake Town Square, one of the most successful “Main Street”-style projects in the United States. Southlake Town Square is a mixed-use project that includes retail, entertainment, office and municipal uses in a pedestrian-friendly “town square” environment.  The project was recently expanded with a 14-screen Harkins movie theater, Cheesecake Factory, Barnes & Noble and a five-story Hilton hotel.

“The architecture and layout of The Shops of Southlake will complement that of Southlake Town Square,” Palmer said. “The result will create one of the strongest regional lifestyle retail districts in the United States.”

The Shops of Southlake will benefit from a population of more than 450,000 people within an 18-minute drive. The trade area’s average household income exceeds $95,000.

"Shops of Southlake offers high incomes, an incredible location and one of the best retailers in the United States as its anchor,” Palmer said.

“Shops of Southlake is unique in terms of its anchor, Central Market, which is highly selective about its locations,” said leasing agent Michelle Caplan. “In fact, although Central Market is one of the most high-profile retailers in D/FW, this will be only its fourth area location in the metro area and only the eighth in the state of Texas. Southlake officials note that Central Market is the No. 1 requested retailer for the market.”

Caplan, as noted, is leasing Shops of Southlake along with Earl Harris. Harris said, “We expect great success for Shops of Southlake for several reasons. One is its anchor. Equally important, our center occupies a highly visible location at the strongest lifestyle retail intersection in D/FW.  Shops of Southlake will not only have a stellar line-up of lifestyle tenants and destination restaurants, it will offer architecture that combines town square elements with a park and an ornamental fountain. The result will be a lifestyle retail center with a strong sense of place that people will visit again and again.”

The architect for The Shops of Southlake is Charles Hodges Architects. The engineer is Cates & Associates.
