GRAPEVINE STATION BREAKS GROUND

GRAPEVINE—Westwood Group, Ltd., of Grapevine has broken ground on the Grapevine Station, a mixed-use project located on 38 acres at the southwest corner of Texan Trail and SH-26 (Northwest Highway). The project will feature approximately 50,000 square feet of multi-tenant retail space, as well as multi-tenant office space, and is set to open in the fall of 2007.

The Weitzman Group is the exclusive retail leasing agent for Grapevine Station; Weitzman’s Sue Hageman and Kyle Robertson are responsible for leasing.

Grapevine Station will benefit from the synergy created by its uses, as well as its location. The project is minutes from several of Tarrant County’s major traffic draws, including the 1,508-room Gaylord Texan, which features 400,000 square feet of meeting and exhibit space; Grapevine Mills Mall, the largest outlet shopping and entertainment complex in the Southwest; and Bass Pro Shops, a 200,000-square-foot outdoor-recreation retailer.

Texan Trail is presently being expanded to six lanes and is the first exit west of D/FW Airport’s north entry.

Further increasing the location’s draw as a destination is the recently announced Great Wolf Lodge, a 400-suite resort that will also include an 80,000-square-foot indoor water park entertainment area – the first of its kind in Texas. Great Wolf Lodge is scheduled to open by fall of 2007.

Due to all of the activity in the northeast area of the city, Grapevine is marketing the area as its “uptown.”

In addition, Grapevine Station benefits from its central location and visibility in the affluent Grapevine market. Within a five-mile trade-area radius of the project, there are 93,144 people, a total that is expected to increase to 106,709 by 2010. From 1990 to 2000, the population within the trade area grew by 70.1 percent.

The trade area also shows a strong average household income of $121,083. The intersection for Grapevine Station also shows traffic counts of more than 30,000 vehicles a day.

Grapevine Station’s architecture will feature a “main street” theme, in keeping with Grapevine’s stature as a city with strong emphasis on historic structures. The construction team of Grapevine Station includes BGO Architects, Dobb’s Construction, GSEI Structural Services, Caffey Engineering and Graham Engineering.


The project groundbreaking also noted the groundbreaking for the
9/11 Flight Crew Memorial, a national-scope monument. Grapevine Station’s completion will coincide with the unveiling of the 9/11 Flight Crew Memorial, which is located at the hard corner of Texan Trail and SH 26. The memorial will feature a large sculpture honoring the flight crews who perished on September 11, 2001. Bryce Cameron Liston of Salt Lake City, Utah, designed the seven-piece memorial. It will be 14 feet in height when completed.
