CENCOR/KIMCO JV ACQUIRES SIX AUSTIN-AREA SHOPPING CENTERS

AUSTIN—A joint venture assembled by Cencor Realty Services and Kimco Realty Corporation has acquired six Austin-area shopping centers totaling 659,000square feet. The centers are:

Arboretum Crossing, a 40,000-square-foot center with Dave & Buster’s located at the northwest corner of Highway 183 and MoPac;
·        
Century South, a 207,358-square-foot power/community center anchored by Academy Sports & Outdoors, Big Lots and Gold’s Gym. The center is located at the southwest corner of IH-35 and William Cannon;
·        
Republic Square, a 115,000-square-foot center with a retailer line-up that includes CVS, Blockbuster, Starbucks and Chipotle. The center is located at the northeast corner of IH-35 and Williams Drive in Georgetown;
·        
Round Rock West, a 131,764-square-foot shopping center anchored by 24 Hour Fitness, Gattiland, Dollar Tree, Tuesday Morning and CVS. The center is located at the northwest corner of IH-35 N. and Sam Bass Road in Round Rock;
·        
South Brook Town Center, a 54,650-square-foot square-foot center that features Conn’s, Super Cuts and Sally Beauty. The center is located at IH-35 South and William Cannon and is shadow-anchored by Target;
·        
The Homestead, a 110,000-square-foot specialty center anchored by Barnes & Noble, Petco and Pier 1. The center is located at Highway 183 and Lakeline Boulevard, peripheral to Lakeline Mall.

The Weitzman Group handled sale negotiations for the purchaser. The deal was structured by Scott Freid, city partner for Cencor and Weitzman in Austin, and Randy Woodruff, Cencor/Weitzman's chief financial officer. The seller was represented by, and the financing secured by the Dallas office of HFF (Holliday Fenoglio Fowler, L.P.). The HFF sales team led by managing directors Jim Batjer and Barry Brown marketed the property on behalf of the sellers, LPC Realty Advisors I, Ltd. (Round Rock West and Century South).  The joint venture purchased the properties for an undisclosed amount.

HFF managing director Mark West worked on behalf of the joint venture formed by Cencor Realty Services and Kimco to secure fixed-rate securitized acquisition loans.

The Weitzman Group will continue to lease the shopping centers. Weitzman’s David Simmonds and Parker Estes handle leasing at Arboretum Crossing; Simmonds and Andrew Scroggie handle leasing at Century South; Simmonds and Matt Epple handle leasing for Republic Square; Lance Morris and Ben White handle leasing for Round Rock West; and Simmonds and White handle leasing for South Brook Town Center and The Homestead.
