Cencor’s asset managers represent the owners of managed properties. Our in-depth services include qualifying tenants, monitoring and adjusting the tenant mix, negotiating new leases, renewals and expansions, monitoring tenant collections (which includes directing legal proceedings when needed) and working directly with the property manager to address and resolve tenant issues.

The asset managers monitor the physical operation and condition of each property, including decisions involving repairs, renovations, remodeling, tenant finish-out and expansion of each center where needed. This function is handled through the coordinated efforts of our asset manager working directly with ownership, property management and our in-house construction department.

The asset managers are also responsible for the financial reporting and supervision for each property which includes communication with the ownership and implementation of owner’s wishes regarding financing and refinancing, financial analyses and review of the property financial reports and monitoring overall operating expenses, including maintenance and insurance charges applicable to each property, to insure that the property is maintained at a first-class level at costs that are reasonable in the current marketplace. The management provides related services, including in-house legal counsel to handle day-to-day issues involving tenant collections, landlord/tenant disputes, assistance of asset managers in the lease negotiation process and drafting of documentation as needed.
